From May through November, our team completed the full decommissioning and white-boxing of the former Amscan / Party City distribution center in Chester, New York. The 878,460-square-foot facility was fully operational at project start, requiring a carefully sequenced approach to coordinate merchandise removal, asset recovery, and large-scale infrastructure decommissioning without disrupting ongoing operations. The scope included removal of extensive pallet racking, pick modules, ASRS systems, conveyors, and multi-story mezzanines, along with all associated mechanical and electrical systems. The project required significant logistics coordination, including hundreds of outbound merchandise shipments, asset auctions, and buyer pickups, all managed through a phased, room-by-room execution plan. Dedicated workstreams and daily on-site safety leadership ensured crews worked efficiently without overlap while maintaining strict safety and schedule controls. Sustainability and asset recovery were key components of the project. Equipment and materials were carefully inventoried, sold, reused, or recycled wherever possible, minimizing waste and maximizing asset value. Following decommissioning, the facility underwent final cleaning, floor scrubbing, and detailed inspections to prepare the space for turnover. Delivered on schedule with zero safety incidents, the project successfully transformed a fully operational distribution center into a clean, white-box facility ready for immediate re-tenanting.

All work was carried out in full compliance with OSHA standards, local permitting requirements, and proper licensing, insurance, and bonding. As part of the scope, G&P acquired and removed a wide range of facility assets not retained by the client, including pallet racking, conveyors, mezzanines, packaging equipment, and IT infrastructure. Key services included the safe disconnection and removal of electrical and sprinkler systems, demolition of mezzanines, guardrails, fencing, and conveyance systems, as well as the removal of cabling, compressors, signage, and anchor bolts. To maximize value, G&P left the facility in a pristine, white-box condition—clean, debris-free, and ready to be returned to the landlord.
